Hello, I’m Mitchell Cunningham, a certified home inspector serving Victoria, BC and surrounding areas on Vancouver Island. I wanted to take a moment to share my story—how I discovered my passion for home inspection, and what drives me every day to help homebuyers, sellers, and realtors make confident, informed decisions during real estate transactions.
Finding My Way Home on Vancouver Island
I was born and raised in Sherwood Park, Alberta—a place known for its long winters, devoted Oilers fans, and close friendships. While I have fond memories of growing up there, I always felt a pull toward something different.
After graduating, I took a road trip to Vancouver Island, and the moment I stepped off the ferry, I knew this was where I belonged. The island’s lush landscapes, mild climate, and welcoming atmosphere felt like home. Although it took a few more years and some exciting adventures before I moved here permanently, that initial feeling never left me.
Exploring the World Before Settling in Victoria, BC
In my early twenties, I traveled extensively. From the sun-soaked beaches of Australia to the rich cultures of Southeast Asia, including Malaysia, Indonesia, Thailand, Vietnam, Cambodia, and Laos, I immersed myself in diverse experiences. After settling in Victoria, BC, I continued my travels through Central and South America.
Running out of money just two weeks into my time in Australia taught me valuable lessons about resourcefulness, finances, and creativity. Living on a shoestring budget as a 19-year-old opened my eyes to the importance of resilience, and these experiences shaped who I am today.
From Cleaning Business to Home Inspection: A Career Path with Purpose
While running a successful cleaning business in Victoria, my interest in real estate and home inspection truly began when my wife Hayley and I started looking at houses. As we toured properties, I was struck by how much there is to consider in a home—complex systems, potential issues, and details that could easily be missed. This sparked my desire to learn more and eventually pursue home inspection as a career.
I enrolled in Carson Dunlop’s renowned home inspection program and embarked on rigorous training. Over the next year, I received hands-on experience alongside multiple seasoned inspectors through HIABC, whose training is notoriously rigorous due to the litigious nature of our work. This comprehensive education equipped me with the knowledge and tools to serve homebuyers, sellers, and real estate agents in Victoria and across Vancouver Island.


In April of this year, Hayley and I got married, starting an exciting new chapter in our lives. We live in Willis Point, a lovely community just outside of Victoria, surrounded by breathtaking ocean views and a warm local atmosphere.
Our lives also revolve around Pete, our beloved Australian Border Collie, who is our constant companion. Whether we’re hiking the island’s trails or relaxing at home, Pete is always by our side. We’re also looking forward to expanding our family in the near future, and we’re deeply grateful for the life we’ve built in such a beautiful part of the world.

The most rewarding part of being a home inspector is helping people make informed decisions about one of the most significant purchases of their lives. Buying a home in Victoria can be exciting but also overwhelming, with so much at stake.
I see my role as someone who brings clarity and peace of mind to my clients. By providing detailed assessments and ensuring buyers understand the condition of the property, I help alleviate the stress and guide them toward informed decisions. It’s incredibly fulfilling to know I’ve made a difference—whether by identifying critical issues that can save clients thousands of dollars or by simply helping them feel more confident about their purchase.

When I inspect a home, my loyalty lies with the property itself. I believe in complete honesty and transparency—qualities that guide every inspection. Staying Active and Engaged on Vancouver Island
When I’m not inspecting homes, Hayley and I spend our time exploring Vancouver Island and the Gulf Islands. From hiking hidden trails to discovering breathtaking new spots, we’re constantly in awe of this incredible place we’re fortunate to call home.
We’re also avid squash players and enjoy a good game to keep us sharp. On top of that, I’ve developed a passion for golf, a sport that challenges my patience and focus.
Once a week, I channel my competitive spirit by playing dodgeball. It’s a fantastic way to stay active, connect with the community, and have a bit of fun!
Life Beyond Home Inspection
One of the most significant steps I’ve taken recently is joining a local boat club. Despite my initial deep respect (or fear!) of the ocean, I’ve embraced this new challenge. Now that I’ve been out a few times and even caught some salmon, I’m hooked! Yet, my respect for the ocean’s power remains strong.
I also have a passion for cooking. Gathering fresh ingredients from local spots like Dan’s Farm and Country Market and creating a delicious meal from scratch brings me immense joy. There’s something special about supporting local businesses and turning those ingredients into something memorable.

The world of home inspection is always evolving, and I’m committed to continuous learning. HIABC provides valuable resources, webinars, and meetups that keep me on top of industry standards. Whether it’s new building practices, technologies, or regulations, I’m always striving to improve and stay ahead of the curve.
I’m also an avid YouTube learner, constantly soaking up information from experts across various trades, which helps me provide the best service possible.
